A unit finished like a private gallery.

Interiors for garage condominiums and motor-club units: the shell is delivered, and the room is made yours.

Car condominiums and motor-club garages are sold as shells: a slab, four walls and a door. What happens inside is a tenant improvement in everything but name, governed by the association’s rules as much as by the building code.

We work within those rules from the start: the declaration, the architectural review process, the shell’s structural limits and the utilities the developer actually brought to the unit.

Within the shell

  • A mezzanine lounge or office over the floor, engineered to the unit’s structure and the association’s height limits.
  • Lifts placed where the developer’s slab allows, or the slab reinforced where it does not.
  • Finished walls, ceilings and floors, with gallery lighting and display for the collection.

Systems

  • Split-system conditioning and dehumidification, routed and screened as the association permits.
  • Electrical service sized for charging, tenders, a compressor and the lounge, confirmed against what the building can deliver.
  • A kitchenette or wet bar and a powder room, where plumbing was stubbed to the unit.

Approvals

  • Plans submitted to the association’s review committee before permit, so the two approvals do not conflict.
  • Insurance certificates, working hours and access coordinated with the property manager.

Often overlooked

Worth settling before anything is drawn.

  • Ask what electrical capacity is actually available to the unit before the lounge is designed. It is the most common constraint in a shell.
  • A mezzanine changes the occupancy and egress of a small unit. It is designed with that in mind, not added later.
  • Secure remote access and cameras that the association’s network does not control.

Design is coordinated with the architect, engineers and designers suited to the project, whether you have engaged them already or would like introductions. An asset from the collection may be applied toward the work.
