Spaces · Estates & Barns
A building of its own, on land that allows it.
Freestanding collector barns, carriage houses, hangars and boathouses on acreage and on the water.

On acreage, the collection can have its own building: a timber-framed barn, a carriage house with guest quarters above, a hangar on a private strip, a boathouse at the water.
The site decides more than the drawings do. Land use, accessory-structure limits, wetlands, flood elevation and access for a transporter are resolved before the building is designed.
The site
- Zoning and accessory-structure limits confirmed before design: height, size relative to the residence, setbacks and permitted uses.
- A drive and turning radius a car transporter can actually use, with a firm apron at the doors.
- Utilities brought out from the house or served separately, decided early because the trenching is the cost.
The building
- Clear-span framing in timber, steel or a hybrid, with no columns on the floor.
- Guest quarters, an office or a club room above or alongside, where zoning allows habitable space.
- Hangars with bi-fold or hydraulic doors and a slab designed for the aircraft.
- Boathouses and lifts, docks and seawalls on the water.
On the water
- Enclosed space below the base flood elevation is limited in how it can be used and finished. Garages, lift bays and storage are planned around those rules from the start.
- Shore power, lighting and lift controls specified for salt air.
Often overlooked
Worth settling before anything is drawn.
- Accessory buildings often face a size or height cap tied to the main residence. It decides whether the barn you want is a permit or a variance.
- A generator and transfer switch sized for the barn’s conditioning, so the collection is protected through a storm, not just the house.
- Fiber or a point-to-point wireless link from the house, so cameras and controls work as well as they do at the residence.
Design is coordinated with the architect, engineers and designers suited to the project, whether you have engaged them already or would like introductions. An asset from the collection may be applied toward the work.
